陳薇攜帶幼女，躲避家暴的丈夫住進有自殺勝地之稱的蝴蝶大廈後，怪事頻傳。管理員梁伯提醒她這一層樓不太乾淨，要陳薇自己注意，如果有能力還是盡快搬走，但是經濟拮据的她暫時只能棲身於此。

三教九流的鄰居、雜貨鋪詭異的孫婆、有陰陽眼的自閉症男孩阿弟，倆人似乎有著莫名的故事。而總是神秘出現的風塵女郎阿官、被家暴卻總是露出詭異笑容的對門少婦子潔，加上大家都說千萬不要靠近的613號房，一切都令陳薇感到詭異莫名。

外表陽光的代班管理員小梁對她有好感跟同情，經常藉故上門幫忙維修家電，小女兒看到他來也會難得露出微笑。陳薇漸漸卸下心防，兩人成為朋友。

不久，大樓內意外頻傳，不時有人意外身亡，甚至發生許多靈異事件，原來正逢一年一度的鬼門開。大樓內的兇魂要找人做替死鬼，但是老住戶們似乎已經習以為常。陳薇沒想到自己的女兒已經被困居於大樓內的惡靈選為抓交替的替死鬼對象。原本是要逃離丈夫，不料卻將自己捲入更大危機之中，  而此時陳薇發現小梁也似乎有著一個不為人知的恐怖秘密。
